Platinum Excellence - Development - White Marsh Interchange Park

135 Merritt Way was developed to transform a former 500,000-square-foot automotive transmission plant into a modern industrial facility that could meet the growing needs of warehouse and industrial users in the Baltimore region. Located within White Marsh Interchange Park near I-95, the 56-acre site was redeveloped into a 167,900-square-foot Class A industrial building, providing a flexible and highly functional space for today’s industrial market.

Construction began in June 2023 and was completed on-time and on-budget in May 2024. The facility features 32-foot clear heights, 40 dock doors, efficient 50-by-50-foot column spacing, and a 180-foot shared truck court to support smooth loading and circulation. The redevelopment also prioritized sustainability by recycling materials from the former plant and crushing and reusing the existing concrete slab for paving throughout the site.
