Merritt Properties’ Merritt I-66 Business Park is located 32 miles west of Washington, D.C. in Prince William County. Once construction is complete, it will consist of six warehouse buildings totaling 596,000 square feet.
Merritt Properties’ construction division, Merritt Construction Services, started with Building 6, a one-story, $7.6-million, 137,350-square-foot light industrial building. This building is located closest to the street, which provided the easiest access and quickest pad grading.
The team installed 32’ clear heights, which are 4-8’ higher than standard industrial buildings, to fill a void in the market, target bigger bulk storage users, provide flexibility for future customers, and offer extra storage for tenants requiring a smaller footprint. The team also installed 50’ bays, which 10-20’ are wider than usual, to attract large users who need convenient dock and drive-in capabilities. As a result, the site can accommodate parking for up to 30 trucks.
